What Salt Lake City does to a window
Salt Lake City sits in a bowl between the Wasatch and the Oquirrhs, and the bowl is the problem. From December into February the inversion settles over the valley, cold air trapped under warm, and the smog, wood smoke and road grit hang there for weeks and settle on glass as a gray film you can write in. It shows worst on the big west-facing windows in the Avenues, Federal Heights and the East Bench that look across the valley at the Oquirrhs. When the inversion breaks and the snow melts in March, the salt and magnesium chloride the plows spread all winter dries on the lower panes and frames as a white haze, and the splash from Foothill Drive and 1300 East reaches the first floor glass.
Spring and summer bring the rest. The cottonwoods along the creeks and in Sugar House, Yalecrest and the lower Avenues let go in late May and June and the fluff mats onto screens and damp glass. The canyon winds carry mountain dust down Emigration and Parleys onto the East Bench, and the whole valley runs sprinklers from May through September with some of the hardest water on the Wasatch Front, which leaves calcium spots wherever the spray reaches the house. Late summer adds wildfire smoke from Idaho, Nevada and California that leaves a sticky brown film. The Gambel oak and maples on the bench drop in October, and the first hard freeze in November locks whatever is on the glass in place until spring.
A quarterly plan suits most Salt Lake City homes, with the inside glass done once a year, and many customers add an exterior visit right after the inversion lifts in March. Homes with sprinklers that hit the glass, and the big view homes on the East Bench and in Federal Heights, often go to every two months through the summer. The older houses in the Avenues, Capitol Hill, Yalecrest and Sugar House mix original wood sash and divided lights with newer additions, and we clean them with care for old glass and painted muntins and reach the third-floor dormers with water-fed poles from the ground. We work each neighborhood on its own day and send a text the morning of each visit.

A first cleaning, inside and out, is $259 for a home up to 2,000 square feet, $329 for 2,000 to 3,500 square feet, and $429 for larger homes on our Silver package. After that, a quarterly maintenance plan runs $60, $77, or $100 a month for those same home sizes. Lakefront and estate homes get a custom quote.
How often should windows be cleaned in Salt Lake City?
Quarterly keeps the inversion film, road salt and sprinkler spots under control for most Salt Lake City homes, with one visit timed for right after the inversion lifts in March. View homes on the East Bench and in Federal Heights and anyone with sprinklers reaching the glass often go to every two months from May through September. Most people have the inside glass done once a year.
Can you clean the original wood windows on an older Avenues or Yalecrest home?
Yes. Many homes in the Avenues, Capitol Hill, Yalecrest and Sugar House still have wood sash, divided lights and storm windows from the early 1900s through the 1940s. We clean the storm panes and the sash behind them where the storms open or come off, use gentle methods on old glass and painted muntins, and tell you up front if a pane is too fragile to work on safely.
Do you clean windows in winter?
Yes, all year, as long as the temperature is above freezing during the working hours, which it usually is on the sunny side of the house by late morning even in January. Winter is when the inversion film is thickest, and a clean right after a storm cycle makes a visible difference. Interior cleaning is a good winter job and we schedule it then for many customers.
