What Park City does to a window
Park City sits at 7,000 feet in Summit County, and glass behaves differently up here. The ultraviolet is stronger, so anything left on a window, from a water spot to a bird dropping, bakes on faster than it does in the valley. Six months of snow means six months of magnesium chloride and sand on Deer Valley Drive, Marsac Avenue and Highway 224, and the spray reaches the lower glass on every house along them and dries as a white film. The homes in Deer Valley, Empire Pass and up the Old Town hillside are built for the view of the ski runs, with walls of glass two and three stories tall on the downhill side, and snow sliding off the roof packs the lower panes with grit by February.
Out in the Snyderville Basin the problem shifts to dust and sap. Promontory, Glenwild, Jeremy Ranch and Pinebrook are still building, and the graded lots and the wind off the sage flats put a fine tan dust on glass across the basin all summer. The aspens and lodgepole pines drop sap and pollen in June, the cottonwoods along East Canyon Creek and in Silver Springs drop fluff, and the sprinklers that keep the fairways at Promontory, Glenwild and Park Meadows green from June to September leave hard water spots on the course-side panes. Wildfire smoke in August and September settles on everything that faces west, and the first snow in October locks it there until spring.
Most Park City homes do best on a quarterly plan with an extra exterior visit after the spring melt, and the inside glass done once a year, often timed before the ski season when the house fills up. Many homes here are second homes, and the property manager can be the contact for access and the text before each visit. We clean the tall view glass at Deer Valley, Empire Pass and Promontory with water-fed poles and purified water from the ground or the deck and ladders only where the footing is safe, know the gate procedures at Promontory and Glenwild, and work each neighborhood on its own day so nobody has to wait at home.

How much does window cleaning cost in Park City?
First-clean pricing varies by home size and service package. A first cleaning, inside and out, is $259 for a home up to 2,000 square feet, $329 for 2,000 to 3,500 square feet, and $429 for larger homes on our Silver package. After that, a quarterly maintenance plan runs $60, $77, or $100 a month for those same home sizes. Lakefront and estate homes get a custom quote.
Do you work inside Promontory, Glenwild and Deer Valley?
Yes. We are set up for the gate procedures at Promontory and Glenwild and work the Deer Valley and Empire Pass neighborhoods on their own regular day. Add us to your gate list or give us the procedure when you book, and we send a text the morning of each visit so you know when we are coming.
Can you work with a property manager at a second home?
Yes. Many of our Park City plans are on second homes and ski rentals in Deer Valley, Old Town and Park Meadows. Your property manager can be the contact for access and the text before each visit, and we can time the interior clean for just before the owners or guests arrive for the season.
Can you get the de-icer and snow grit off the lower glass?
Yes. Magnesium chloride spray and the sand and grit that slide off the roof with the snow dry on the lower panes and frames as a white, scratchy film, and it comes off with a thorough wet wash and a rinse of the frames and sills. We time one visit for right after the spring melt so the salt does not bake on through the summer sun.
