What Cottonwood Heights and Sandy do to a window
Cottonwood Heights and the east bench of Sandy climb the foothills between Big Cottonwood and Little Cottonwood Canyons, and the houses in Pepperwood, Hidden Valley, Bell Canyon and Granite look straight up at Lone Peak and the Twin Peaks. The canyon wind comes down both canyons most afternoons and drops granite dust on the east and south glass, and in winter the ski traffic to Snowbird, Alta, Brighton and Solitude puts more salt and magnesium chloride on Wasatch Boulevard and Little Cottonwood Road than on almost any road in the valley. The spray reaches the first floor glass on the canyon roads and dries white, and the March melt leaves the same haze on every lower pane.
The inversion reaches the lower streets around Fort Union Boulevard and Dimple Dell in January and leaves its gray film, though the upper streets of Pepperwood and Hidden Valley sometimes sit above it in clear air. Summer brings the sprinklers. Nearly every lot is irrigated, the fairways at Hidden Valley Country Club and Willow Creek Country Club are watered most mornings, and the water is hard enough to leave calcium spots on the lower panes within a few weeks. The scrub oak and maples on the bench drop acorns and leaves in October, the cottonwoods along Big Cottonwood Creek and Dimple Dell drop fluff in June, and wildfire smoke in August and September leaves a sticky film on everything that faces west.
A quarterly plan suits most Cottonwood Heights and Sandy homes, with the inside glass done once a year and an exterior visit added after the melt in March. Fairway homes at Hidden Valley and Willow Creek and homes with sprinklers reaching the glass often go to every two months through the summer. The hillside houses in Pepperwood, Bell Canyon and Granite have two and three stories of view glass on the downhill side, and we reach it with water-fed poles and purified water from the ground. We know the gate procedures at Pepperwood and the other gated streets on the bench, work each neighborhood on its own day, and send a text the morning of each visit so nobody has to wait at home.

Cottonwood Heights and Sandy window cleaning questions
How much does window cleaning cost in Cottonwood Heights and Sandy?
First-clean pricing varies by home size and service package. A first cleaning, inside and out, is $259 for a home up to 2,000 square feet, $329 for 2,000 to 3,500 square feet, and $429 for larger homes on our Silver package. After that, a quarterly maintenance plan runs $60, $77, or $100 a month for those same home sizes. Lakefront and estate homes get a custom quote.
Do you work inside Pepperwood?
Yes. We are set up for the gate procedure at Pepperwood and work the community and the nearby bench streets on a regular day. Add us to your gate list or give us the procedure when you book, and we send a text the morning of each visit so you know when we are coming.
Can you get the road salt and de-icer haze off the glass and frames?
Yes. Salt and magnesium chloride spray from Wasatch Boulevard and the canyon roads dries on the lower glass and the frames as a white film, and it comes off with a thorough wet wash and a rinse of the frames and sills. On a plan we time one visit for right after the March melt so the salt does not sit on the glass through the summer.
Can you reach the downhill glass on a bench home?
Yes. Most homes in Pepperwood, Bell Canyon and Granite have their biggest windows on the downhill side, two or three stories over a slope, and we clean them with water-fed poles and purified water from the ground and use ladders only where the footing is safe. Tell us the number of stories on the downhill side on the quote form so we bring the right poles.
